For commercial projects, Iowa requires a pre-lien notice within 30 days of first providing services. To file a lien a party must file a “statement of account” within 90 days from the last date services were performed in the district court of the county in which the property is located. An action to enforce a claim must come within two years from the end of the 90 day filing period. This applies only to private sector projects and improvements. Iowa Statutes Chapter 572
